Never offer
asking price.
In today’s
market , we see
many homes selling for above
asking price.
A good Realtor will tell you what recent homes
have sold for in the area and you will want to offer more than what the most
expensive home sold for ( in many cases).
Many
people will go 10 % or more above asking price just to get taken seriously.
If you
plan on looking for a house for a long time and you have no intention of making
this an easy process, then please take what-ever the seller is asking and chop
away at that price.
Ask the
seller to pay for your closing costs and to give you a long escrow.
Ask for a
home warranty with all the bells and whistles.
If you
really want to be ignored, make sure that you make the offer contingent on you
selling your over-priced house! Take my advice and you can spend the next 2
years looking for a house you will never get!
