How hard is it to flip a house?

As you look around for the perfect home to "flip", you will find it getting more and more difficult.  


You are competing against old pro's who know what they are doing, people who have a lot of cash, and newbie's who don't know they are paying too.


If you think you have very little competition, think again. 
at least where I am , Solano county California, there is a lot of competition.


It is not unheard of to have to beat out 15 others in your pursuit of the perfect "flipper." 


Once you find the home to flip, you need to inspect it and make sure you are not getting in over your head.   


I just helped a client purchase a $70,000 duplex.  yes a duplex as in 2 units.  The same client purchased a four-plex a month ago for $195,000.  


Multi-units might be the way to go as everyone and their brother and their brother's sister is looking for a single family dwelling to flip.

International Film Fest in Vacaville

At first we had around 100 attendees, then in 2010 we had 130 , last year we had close over 270 in attendance. 
For two years in a row, we simply set things up at he last minute and made things up as we went along.
In 2011 , we put a small committee together to make it more professional. 
We were not prepared to double the size of our audience and we made a lot of mistakes.
This year, we are starting early and we have a  great committee who are organizing the event so that we will be bigger, better and will have more fun than ever before.

The 2012 Vacaville International Film festival




It is time to get excited about the Vacaville International Film Festival.
Last year we started preparing about 90 days in advance and it was a huge success.


This year we are starting much earlier and planning things a little slower and taking the time to do everything right.


One thing we are doing differently this year is taking submissions via "Without a Box"
This is THE website for submitting to festivals and it is the way all professional festivals accept submissions.

The Vacaville International Film Festival 2012

February is almost over and it's time to start planning the Fourth Annual Vacaville International Film Festival.

Last year's event drew double the attendance from the year before and we plan on doubling the attendance again as word spreads of this fantastic event.

Those of us who volunteer at the event like to meet once a month as we plan our strategy for this December's festival.

Soon we will have a date, a time and a price of admission.

But more important, we will have a way for you to easily submit your film.

Our Real Estate/ Horror Movie: "Predatory Lender"

We are very fortunate to have a very special team of professionals working on what is sure to be the best real estate horror film of all time.




Last night we asked Jason Morris from Digital Shadow Films to create a banner for our movie. 
He came up with the above art work in about an hour. 
Kristina Hagan is down in LA along with Christina Silva   spreading the word of the "Predatory Lender" movie.  
We have created three trailers.
The third is half as long as the first and probably gets to the point faster and still creeps people out just as much as the first.

Predatory Lender, The Movie!

We are putting together a full lenght feature film called "Predatory Lender"

So far, we have a script and a collection of talented people who are volunteering to make this the best real estate/ horror movie ever made.

If you have any interest in loaning us any cars, suits or dresses circa 2003, please let us know.

We have shot a few scenes over the course of one long day in the Sacramento area.

Brian Barnes of Paradise Financial was very generous to loan us his Mercedes , office and home. 

We will need a coffee shop, restaurant, bar, police station and boxing gym in the coming months.

We would love to promote your business in exchange for you providing food, clothing, hair cuts...or what-ever!

There may even be a role for you.

Our Film Festival

 Too cheap and lazy to keep entering my films in other people's festivals, only to have them accept my entrance fee and deny my art, I decided I needed to start my own festival. 


What started out as really just an event to showcase a movie I co-directed and acted in has evolved into a huge annual event that requires the efforts of more than a dozen volunteers. 


In 2009 we showed our movie "The Bailout"






We showed our movie and a group of others at Brenden Theatres in Vacaville.
We were thrilled to have close to 100 people show up to enjoy the festivities.
The event was put on by two friends and I.

Then in 2010, we received more entries and had sponsors.  We sold 130 tickets and gave out awards.




This time we featured a movie we called "The Wedding" and many more.
This past December , 2011 we had much more assistance, received dozens of entries and more than doubled our patronage. This time we had at least 260 viewers.
While preparation would start in September for past events, this year we are starting now.
We are also working on the feature film  "Predatory Lender"

How to buy a house in 13 easy steps.

Last year, a few of us got together and put on a little real estate buying seminar.
We put on a great event that included a lender, a home inspector, a contractor, pest inspector, insurance agent and more.

It was a spectacular thing to see and hear.

The only problem was that we only had 3 people show up to our event.

It finally occurred to me that we were advertising the event on the internet to people who received most if not all of their information on the internet.

So why would someone want to leave the comfort of their own home to see myself and others explain the home buying process if they can get everything on-line?

I would like to think that you can get a little more information in person, especially when you can ask questions. But There is also this thing called E-mail and Facebook, where you can ask myself or others any question at any time.

So maybe I need to just post the videos that explain how to by a home and you ask me any question you would like to.
