What I Did Today


This is one thing I learned today: If you want to flip a house, you might have to wait 90 days when selling to a VA buyer!
As it stands now, the law says that if you buy a foreclosure and want to sell to an FHA buyer, you can't do it for 90 days.

Well many lenders are taking this rule and applying it to VA buyers as well.

So those who are buying foreclosures, fixing and selling are only selling to cash, conventional and VA buyers. Today it looks like it will be much harder to sell to the VA buyer.
But get this: If you are a bank, you do not have to wait the 90 days.
Wow, that's really fair. The little guy cannot compete with the banks...how fair.

What else did I do today? I wrote a great offer on a multi unit property in Vallejo. My clients can be seen below in the video.

After a full day of managing all the transaction we have pending, I took James ( seen in a picture from last year) to the Senior center in Suisun, where he and 4 other boy Scouts volunteered to serve the diners at tonight's dinner.

I think we only presented 3 offers this week, we got one accepted from last week, so we are on track to actually not have to sell the children. we closed 2 small transactions and hope to close 2 more within the next 2 weeks.
