As you look around for the perfect home to "flip", you will find it getting more and more difficult.
You are competing against old pro's who know what they are doing, people who have a lot of cash, and newbie's who don't know they are paying too.
If you think you have very little competition, think again.
at least where I am , Solano county California, there is a lot of competition.
It is not unheard of to have to beat out 15 others in your pursuit of the perfect "flipper."
Once you find the home to flip, you need to inspect it and make sure you are not getting in over your head.
I just helped a client purchase a $70,000 duplex. yes a duplex as in 2 units. The same client purchased a four-plex a month ago for $195,000.
Multi-units might be the way to go as everyone and their brother and their brother's sister is looking for a single family dwelling to flip.
Please let me know if there is any way I can assist you in your quest for the perfect "flip" and good luck!
Thanks for stopping by my blog. As a Realtor , I spend the day showing real estate, writing offers and closing transactions. Then instead of watching TV , I write, act in and produce movies. This blog will be about real estate and movies. So if you want to buy your dream home, flip a fixer-upper or become a famous movie star...please stay tuned! Thank you very much, I look forward to hearing from you!

Have you ever thought of investing in a group home?
Are you happy with the income you are making from your rentals? Or would you like more?
My client has 5 + group homes. He helps people who have had troubled lives and gets them back on their feet.
He runs a successful operation that is a great benefit to the community.
The negative is that my client does not own any of these homes.
While he collects high rents and makes a profit, he would rather own the homes.
Due to the economy being what it is, his credit is not at the point where he can buy at this time.
This is where you come in. You have great credit or maybe you have cash.
You can purchase homes for him to run and you can be partners or you can lease-option to him.
I am listing for sale the perfect home for this situation.
Please contact me today and I will give you more details as there are a lot of possibilities.
Thanks.

A new listing!

Maybe 4 or 5 years ago, I sent out 2500 post cards to multi unit owners.
I got a call froma a man who said, "How much commission do you charge?"
A month or two later we had his 4-plex sold.
Then a few years later he and his deciesed wife's daughters had to sell another 4-plex and a house. These transactions were not so swift. They included much drama and time, but we got he job done.
We had one more 4-plex to sell when the market came crashing down and we still have not sold the 4-plex. we will when values pick up again.
Anyway, this brings us to the daughters, one in particular: Candy. she referred me to TJ who purchased a home and upon moving into that home referred me to the cable guy, Jeff who just sold his home through me.
Now Candy is managing the liquidation of her deceased friend's assets and I am being given the opportunity to find a buyer for a wonderful home in Vacaville that is priced at only $219,000
Why go through the long story? I guess to remind you that I am always happy to assist your friends, family and cable installers with all their needs!
Give me a call any time

More Testimonials for Jim Meyer RE/MAX Realtor
http://www.JimMeyerAndAssociates.Com
Here are a few examples of people who would recomend my services to you.
Also, I would recomend them to you..such as the fine people at placer title Co. in Fairfield CA.
If you are purchasing a foreclosure, and the bank who is selling you the property is paying your title insurance, then you cannot dictate what title company you are going to use.
If you are doing a short sale, the listing agent may insist that you go with the same company that had been used for a previous failed sale. If the seller is paying your closing costs, you can’t force the issue.
If and when you do have the choice, please go with friendly knowledgeable people like Lorie, and her gang at Placer.
When you chose a Realtor, get some references and check out the staff he/she has working for them. what kind of feeling do you get from those who work with the realtor you think you want representing you?

Testimonial Blog

Recently I decided to start harassing my clients by pulling my video camera out of my pocket and getting them to give me a quick word about what they think about me.
This is not because I am an ego maniac...I don't think I am. Just because I am writing a speech that I plan to give at the U.N. where I tell all the world how I want to give up all that is good about America...sorry, wrong blog...
Anyway, after making a few short videos, I realized it would be a better idea to get an external microphone so you can hear people better.
Feel free to let me know if the attached video is understandable at all.
Also watch out for my video camera, as I will be looking for testimonials from everyone.
Us Realtors love to brag about ourselves, but you don't need to hear me telling how great I think I am. I want you to hear the true opinions of those who have been pleased with my services.
And if you have a business you want me to promote, please let me know.
Please take a look at this tiny, short video and let me know if I should invest in an external microphone. Thanks
JM

How can I Bore You? Let me Count the ways!

When someone told me a couple of years ago that I should start "blogging" , I did.
My blogging career lasted a good 2 or 3 weeks and I soon ran out of ideas.
Well, now that the real estate industry has changed so much and keeps on changing,I think I will have more to say.
In addition, I am looking forward to teling you about the premiere of a short film, "The Bailout" that I wrote and co-directed.
Today is September 20Th, 2009 and I am making a commitment to writing a blog again. This time I will keep it short, simple and hopefully a bit interesting.
Tomorrow, I turn 43 ( I think, I refuse to do the math) and so I might not blog tomorrow.
In future blogs, I would like to go into detail about some of the short sales we have worked on.
I would like to talk about buying homes at the trustee's sales and I would like to tell you about a con artist I met a few weeks ago. You might want to watch out for this guy.
Also, I am working with a fellow Realtor who has the ability to be the next Tony Robbins. So, I would like to talk about my efforts to promote his career.
The general theme of this blog will be: "What is happening TODAY in real estate."
When you look for a Realtor, you are going to want o know that they are working full time and that they know what the market is like today , not yesterday, or what they think will happen tomorrow.
Remember a few years ago, how we used to think the gravy train would never end? Few Realtors wanted to predict that the bubble was going to burst. So why listen to any of us when we predict tomorrow.
The fact is, if you want to own a home to live in and you can buy a home for 3.5% down and the monthly investment will be at, or maybe a little above what you are paying for rent now, you should go for it.
Could prices go down in the future? Sure. Could they go up? Sure, they will eventually.
But as long as you do not look at your primary residence as an investment or as an ATM, you will be fine.
Anyway, I could ramble on, but I want o make these blogs short enough to make you want o spend a few minutes reading them every so often without falling asleep.
Soon, we will start talking about that con artist and those short sale, but for now, I need to help my wife make sure the kids get to bed before nine!
Thanks
JM
