A Bargain in Vallejo! 

The competition has never been stiffer in the home buying arena. So it's nice when you find something that everyone does not know about.

 Find the house first and get your financing second

If you are working with a Realtor, the first thing they will ask you about is financing.  If you are paying cash, they need to see proof of cash. 
If you are getting a loan, you need a pre-approval letter from a lender .  But why go that route?
If you have everything lined up properly, all your ducks in a row, you might be able to move into that dream home you always wanted.  Why not really spin your wheels?
Try to go and look at as many houses as you can and spin the wheels of dozens of real estate agents.  Then when you find the house you really like, begin the loan process. 
At that point, you will most likely lose the house because you are not ready, but if you really want to fail, then please take my advice!

  Get financing through the internet

Why are you using a local loan broker who you can sit face-to-face with?
How predictable is that? If there is a problem with the loan or if you need a pre-approval letter on the weekend or after hours or if a seller says they need to see that you are approved for an extra five thousand dollars and they will accept your offer tonight , a local lender is so accessible that you could becomes spoiled. 
You want a faceless person who works in a tiny cubicle and goes home at 5 PM every evening and is not reachable on weekends.  You want someone who is impossible to reach on the phone and will make you think you are approved until you read the fine print. 
You want someone who lives and works in another state, so far away that their 5 PM is your 3 PM and who gets fired the day that your offer get accepted. 
Why on Earth would you want to work with someone close by who is flesh and blood when you can be abused by someone you’ll never see?

 take advice from your friends over the advice of realtors

Of course your Realtor is in the trenches every day , working hard to get their clients what they want.
Of course your realtor knows how and when to ask for a closing cost credit, what lenders are good and how to fight to get you what is best for you.
But you have friends and these friends have purchased homes in the past.  Maybe your best friend purchased a house 10 years ago and has some great advice.  That advice will be far more valuable than the advice from the Realtor who writes up an offer every single day and won’t make their car payment if they don’t perform. 
Your Realtor has this silly Code of Ethics that they have sworn to abide by and has a very high insurance deductable in the event they get sued for giving bad advice.  But your next door neighbor has a friend of a friend who read an article and that article is much more reliable than the advice from a real estate agent.

  Use a bunch of different realtor


A great way to make your life difficult when looking for a house is to never stay loyal to one real estate agent. 
Why stick with one person when there are so many fish in the sea?
If you stay with one Realtor who knows what you are looking for and spends many hours with you and proves themselves to be a caring, intelligent person who wants to serve you and maybe feed their family at the same time, why reward them by sticking with them?
As soon as you make three offers that are rejected, you should blame it on the Realtor and fire them.
Realtors love to work for free and you should work with the listing agent of the next home you see for sale. 
Because when you work for the listing agent who is obligated to get the highest and best offer for their seller , of course they will be looking out for you too!
Just because you would never go to divorce court and ask to be represented by your soon-to-be ex-spouses’ attorney is no reason to stay away from duel agency.  Live a little!

 Ignore short sales

In the not-so-distant past, you could wait 6 to 12 months for a short-sale approval.
They you would start the buying process with an appraisal and the value of the home would have gone down by $30,000, your seller decided to go bankrupt and stop the process or the bank ended up foreclosing and you got nothing.  But today, short sales are much easier, they are being approved much faster and they are nothing like they used to be.  Not only do you have a pretty good chance of getting an answer in 30-60 days, but you get a much better home than if you were buying a foreclosure.  Who wants that?
You are looking for a disaster of a house that no one would want to live in and something you will regret for years to come, so maybe short sales are not for you anymore.

 Never offer asking price.
In today’s market ,  we see  many homes  selling for above asking price. 
A  good Realtor will tell you what recent homes have sold for in the area and you will want to offer more than what the most expensive home sold for ( in many cases). 
Many people will go 10 % or more above asking price just to get taken seriously.
If you plan on looking for a house for a long time and you have no intention of making this an easy process, then please take what-ever the seller is asking and chop away at that price. 
Ask the seller to pay for your closing costs and to give you a long escrow.
Ask for a home warranty with all the bells and whistles. 
If you really want to be ignored, make sure that you make the offer contingent on you selling your over-priced house! Take my advice and you can spend the next 2 years looking for a house you will never get!

Why use a Realtor who works full time at a professional office and supports their family by assisting people as they buy and sell their homes?
Some people think you should interview several agents who have had years of experience and choose the best one by asking questions about the market place and about their philosophy on how to get you what you want.
But this make for a much too predictable outcome.   
How can you complain about randomness when you hire a full-time expert who has your best interest in mind?
