How hard is it to flip a house?

As you look around for the perfect home to "flip", you will find it getting more and more difficult.  


You are competing against old pro's who know what they are doing, people who have a lot of cash, and newbie's who don't know they are paying too.


If you think you have very little competition, think again. 
at least where I am , Solano county California, there is a lot of competition.


It is not unheard of to have to beat out 15 others in your pursuit of the perfect "flipper." 


Once you find the home to flip, you need to inspect it and make sure you are not getting in over your head.   


I just helped a client purchase a $70,000 duplex.  yes a duplex as in 2 units.  The same client purchased a four-plex a month ago for $195,000.  


Multi-units might be the way to go as everyone and their brother and their brother's sister is looking for a single family dwelling to flip.
