A new listing!



Maybe 4 or 5 years ago, I sent out 2500 post cards to multi unit owners.


I got a call froma a man who said, "How much commission do you charge?"





A month or two later we had his 4-plex sold.





Then a few years later he and his deciesed wife's daughters had to sell another 4-plex and a house. These transactions were not so swift. They included much drama and time, but we got he job done.





We had one more 4-plex to sell when the market came crashing down and we still have not sold the 4-plex. we will when values pick up again.





Anyway, this brings us to the daughters, one in particular: Candy. she referred me to TJ who purchased a home and upon moving into that home referred me to the cable guy, Jeff who just sold his home through me.





Now Candy is managing the liquidation of her deceased friend's assets and I am being given the opportunity to find a buyer for a wonderful home in Vacaville that is priced at only $219,000





Why go through the long story? I guess to remind you that I am always happy to assist your friends, family and cable installers with all their needs!

Free list of Foreclosures

As I experiment with making videos it occurred to me to make a few videos regarding how to buy a foreclosure.

In the past 18 months I have learned a heck of a lot about the whole foreclosure buying and selling process.

Every day the market is changing.

A year ago if I showed you a house for sale that had missing appliances or a torn up carpet, I would say , "let's ask for those items to be replaced when we write our offer."

The seller ( the bank) would often agree. They would also pay for a home warranty and up to 4% for closing costs.

One of the first foreclosures I sold even reduced the price by $5,000 after we inspected the property.

Well now that the prices have gone down tens of thousands of dollars since last year and everyone is clamoring to buy, the sellers are no longer interested in replacing carpet, or painting or fixing most things.

The down side is that you have to buy your home "as-is". The plus is that you are getting a much cheaper home than you would have a year ago, at least where I live.

I would rather take a home that needs carpet and paint and get a discount of $50,000 off of last year's prices.

Are prices going to continue to slide?

Who knows. I am seeing homes selling for $20,000 to $40,000 above asking price in my area, so if this keeps up, we should see a whole different market in 2010.

I am seeing people buy at the trustee's sale for cash, fix and flip and make a huge profit.
There are even people who are buying retail, fixing and flipping!

Even with record unemployment, first time home buyers and investors are buying like crazy.

So if you would like a list of foreclosures, let me know, before they are all gone!

What I Did Today


This is one thing I learned today: If you want to flip a house, you might have to wait 90 days when selling to a VA buyer!
As it stands now, the law says that if you buy a foreclosure and want to sell to an FHA buyer, you can't do it for 90 days.

Well many lenders are taking this rule and applying it to VA buyers as well.

So those who are buying foreclosures, fixing and selling are only selling to cash, conventional and VA buyers. Today it looks like it will be much harder to sell to the VA buyer.
But get this: If you are a bank, you do not have to wait the 90 days.
Wow, that's really fair. The little guy cannot compete with the banks...how fair.

What else did I do today? I wrote a great offer on a multi unit property in Vallejo. My clients can be seen below in the video.

After a full day of managing all the transaction we have pending, I took James ( seen in a picture from last year) to the Senior center in Suisun, where he and 4 other boy Scouts volunteered to serve the diners at tonight's dinner.

I think we only presented 3 offers this week, we got one accepted from last week, so we are on track to actually not have to sell the children. we closed 2 small transactions and hope to close 2 more within the next 2 weeks.

Recently I decided to start harassing my clients by pulling my video camera out of my pocket and getting them to give me a quick word about what they think about me.

This is not because I am an ego maniac...I don't think I am. Just because I am writing a speech that I plan to give at the U.N. where I tell all the world how I want to give up all that is good about America...sorry, wrong blog...


Anyway, after making a few short videos, I realized it would be a better idea to get an external microphone so you can hear people better.

How can I Bore You? Let me Count the ways!


When someone told me a couple of years ago that I should start "blogging" , I did.

My blogging career lasted a good 2 or 3 weeks and I soon ran out of ideas.


Well, now that the real estate industry has changed so much and keeps on changing,I think I will have more to say.


In addition, I am looking forward to teling you about the premiere of a short film, "The Bailout" that I wrote and co-directed.


Today is September 20Th, 2009 and I am making a commitment to writing a blog again. This time I will keep it short, simple and hopefully a bit interesting.


Tomorrow, I turn 43 ( I think, I refuse to do the math) and so I might not blog tomorrow.


In future blogs, I would like to go into detail about some of the short sales we have worked on.


I would like to talk about buying homes at the trustee's sales and I would like to tell you about a con artist I met a few weeks ago. You might want to watch out for this guy.


Also, I am working with a fellow Realtor who has the ability to be the next Tony Robbins. So, I would like to talk about my efforts to promote his career.


The general theme of this blog will be: "What is happening TODAY in real estate."


When you look for a Realtor, you are going to want o know that they are working full time and that they know what the market is like today , not yesterday, or what they think will happen tomorrow.


Remember a few years ago, how we used to think the gravy train would never end? Few Realtors wanted to predict that the bubble was going to burst. So why listen to any of us when we predict tomorrow.


The fact is, if you want to own a home to live in and you can buy a home for 3.5% down and the monthly investment will be at, or maybe a little above what you are paying for rent now, you should go for it.


Could prices go down in the future? Sure. Could they go up? Sure, they will eventually.

But as long as you do not look at your primary residence as an investment or as an ATM, you will be fine.



Anyway, I could ramble on, but I want o make these blogs short enough to make you want o spend a few minutes reading them every so often without falling asleep.


Soon, we will start talking about that con artist and those short sale, but for now, I need to help my wife make sure the kids get to bed before nine!
